Condo development to benefit slip holders?

CORAL GABLES, Fla. – It’s no surprise to hear that condos are being built at another marina along Florida’s coast – this time, the Loggerhead Club & Marina in Palm Beach Gardens.

Four buildings with lower-level parking and up to four stories of residential units are expected to be constructed, along with a yacht club with a fitness center, swimming pool and spa. The condos within the development, which will be known as Frenchman’s Yacht Club, will start at $1.3 million, according to an article yesterday in The Jupiter Courier.

The twist is that those leasing slips will not be displaced. In fact, they stand to benefit, the newspaper reported. As part of the construction, a separate swimming pool, a ship’s lounge, a harbormaster’s office and new showers and restroom facilities will be built for the marina guests.

The marina, which currently is at 93 percent capacity, will continue to be open to the public, according to the newspaper. Condo owners will simply have priority on any wait lists for leasing boat slips.

“Generally speaking, we don’t have as many people who are boaters as opposed [to those who] love the ambience of living on a marina,” Alan Srebnick, vice president of sales for developer Avatar Properties Inc., told the newspaper “There could be anywhere from 10 to 25 people with boats. It could be more, it could be less.”
